What are the circumstances if you are a Residential Rental Property Owner? If you normally use a contractor, starting April 22 you must use a firm that is certified by the EPA and who employs certifed renovators to train workers and supervise any work done on pre-1978 properties. If you do your own maintenance work or have employees to perform maintenance on these targeted properties, the EPA considers you the same as it does remodeling contractors. You must apply with the EPA to become a certified firm and you must either attend or have one of your employees attend an EPA approved training class to become a certified renovator.
